Land Development 101
Our guest speaker is Wiley A. Sykes, III although most people know him by his middle name, Arnold. He is the owner of Sykes & Sykes of Greensboro, LLC. He is also a partner in many other LLCs for various land development projects. With S&S he acquires undeveloped and underdeveloped land and creates single-family lots which he sells primarily to builders. This involves assessing potential properties, negotiating their purchase, rezoning and/or annexing if necessary, creating workable sketch plans for city or county review, hiring a firm to engineer plans based on my sketch and take it though the municipal planning process, hiring the various contractors to execute the plan and negotiating the sale of the completed lots. His projects have ranged from 6 lot subdivisions to Chapel Ridge S/D with 278 lots. He and his father started S&S @ 2002 and together they developed around 500 lots mostly in the Greensboro area.
A few items we will be discussing:
- Briefly describe the sequence of steps of development: assessing property, purchase, rezoning, creating a sketch plan, city planning interaction, engaging an engineer, hiring contractors and selling lots
- Accessing and understanding how to use the available websites and online tools related to land development
- Focus more on property development assessment and creating a sketch plan plus finding and understanding how to apply city development ordinances to a property development
